Sizzling summer and next Cash Flow game

Hello to all!

I hope you have all been having a great summer. I have been extremely busy and committed to making sure that I'm creating more cash flow! We just closed on another property and are very pleased. I would love to hear about your adventures this summer. Feel free to post it here so that we can all share and inspire each other to get it moving.

Well last month turned into a pleasant surprise.
I had to confirm a couple people at the last minute to get it to 6+
and I ended up with 12 people.
I like it when that happens.

This month, let's see who is interested before September hits and
school starts and all that jazz.

Same deal this month. If I don't get at least 6 solid confirmations,
no game night.

Still hot out there. Still no A/C in the basement so bring a cold
beverage or 2 for yourself.

If for some reason the party room is not available, the backup option
is Bigg's on Cyrville/St. Laurent. Manager Bob is a
nice guy and I haven't seen him in awhile.

A message from John Walsh...

I'm getting this one out a little early as I just know folks will ask
me if there will be a game on the long weekend.

To which I will say NO, the last Monday is on the 31st. That's a whole
week later!

Come one, come all to the greatest game of all!

Improve your financial IQ and get out of the rat race sooner and have
fun doing it.

We had a good turn out last month and people actually read my post and
brought food and drinks.
(apparently alcohol is allowed as it is considered a private
residence... not suggesting anything, but if you want to share a
victory with some like minded people there are options. :-)

Professor Bruce M. Firestone's Presentation

It was a beautiful day, there were sunbathers on the university grounds, but there were a bunch of ambitious people who gathered to listen to Professor Bruce M. Firestone present "How to Start a Personal Business for Life". We are all so grateful that on that sunny Sunday that Professor Firestone agreed not only to present, but to share his presentation with everyone. The presentation is below for you to use and apply. The presentation was recorded and it will be posted at a later time.

I was talking about it with the group afterwards and we were talking about the best things that we got and among them was to 1) Buy low and sell high, 2) Have courage to do the things that the masses are not, 3) Don't take "no" for an answer, 4) Ottawa is ranked #431 out of 431 for city planning - take advantage of it! My SMART residual income goal setting

What does a person need do to create the amount of residual income they earn?

A great first step - decide on your vehicle(s), not necessarily the four wheeled kind, and set a goal.

The SMART way to set a goal is:

Specific
Measurable
Attainable
Realistic*
Timely

My personal goal is $30,000/month in residual income by December 31, 2010 through my real estate investments, my realtor tools and training business, my property management business and my online investments. Notice how this goal satisfies all of the SMART criteria. We had a discussion in one of my classes about the "Realistic" criteria. I think it just needs to be realistic to you.

Since my goal like $30,000/month doesn't just show up in my bank account one fine day without doing anything, (heck - you have to buy a lottery ticket to win it), I have to plan for it so I know what actions to take to reach it. When you know exactly how much you want through your business, when you want it, then it becomes simply a matter of math and focused action.

One of my businesses, as some of you know, is property management for small investors - like those who have a portfolio such as single family homes, duplexes and triplexes.

For example, if I wanted to make $10,000/month, every month, through my property management business by December 31, 2010, I would need to figure out how many "doors" or units I would need to manage. If I charge 6% on rental income and I assume that the average rental price is $1000/month, that means that I need to manage 167 units. I have 40 weeks before my goal date, so that means that I need to get 4.2 doors every week until the end of the year. Now I know about how many clients I need to sit down with every day and how many contracts I need signed.

Simply put, be SMART about your goal and take the plunge.

Paul Blacquiere - thank you!!!

Paul Blacquiere's talk on how to make residual income through mortgages and real estate joint ventures was fascinating and very informative. The highlight for me, as a person that is starting out, was how to use my own money that I thought was trapped in RRSPs, RRIFs and LIRAs to get a rate of return of around 10-12%.

Paul also talked about Real Estate Joint Ventures and how investors can make money through cash flow, market appreciation, mortgage paydown, forced appreciation and tax benefits. Paul discussed about what goes into both sides of the joint venture transaction, the person putting the joint venture together as well as the investor.

Paul had raving reviews and I'd like to thank him for his meticulously prepared presentation which he did specifically for our group - FOR FREE, for his time and for all of the questions he patiently answered in detail.

We are very grateful for his wealth of information he very graciously shared with us! Thank you again Paul Blacquiere.

An out of box experience

I was working yesterday on acquiring more real estate rental property and I did something that I was scared of doing - I called the owner of a building that I knew would be coming up for sale soon and talked to him. I had previously only looked at real estate through MLS with my agent, Asokan Thurairajah, but now I'm trying to see what happens when I aim at making contacts before a property goes up on the market.

It wasn't that the call was strange or difficult to make, it was just way out of my comfort level at the time.

Then, about an hour later, I also finally got my "More Cash in Your Pocket" by Loral Langemeier delivered to my door. Talk about signs from above :)

Search Engine Optimization (SEO)

Search Engine Optimization (SEO) is a well kept "secret". Haven't you always wondered why some websites pop up first and others don't? There's actually a set of rules that govern in what order, or relevance, websites are sorted when you do a search on Google, for example. People pay big money to web firms to have their websites rank higher for certain keywords. But here, on this blog, I'll let you in on what I know to be the secret. It actually just consists of a few simple rules (see post below). This blog post will serve to be a search engine optimization (SEO) example.

In the previous post, I have all the rules you need to follow for blog posts or website articles for search engine optimization (SEO). Notice how I linked the search string in the last sentence to to a relevant webpage. Also notice that I'm using the keyword string, search engine optimization (SEO), exactly 6 times in this article. Why? Because the article has 206 words in it and the keyword, search engine optimization (SEO), will then be about 3% of the total word count.

So start ranking higher using your blogs and websites and take advantage of search engine optimization (SEO).

Google Ranking Rules

Rules for ranking on Google and other search engines

1) The title is the keyword string someone would search on Google such as "Do Not Call List"
2) In the body of the text, you must start with those keywords and end with those keywords.
3) The body of the text must be 200-400 words.
4) The keywords that appear in the body of the text, including the beginning and ending of the text, must appear 2-3% of the time. For example in a 300 word blog, the keywords must appear 6-9 times.
5) You must create a hyperlink of the keywords to a relevant website (such as DNCLcheck.com) that contains similar content.

Spirepoint's Course on Real Estate Joint Ventures

Spirepoint Properties' Paul Blacquiere, presented a course on Real Estate Joint Ventures "Attracting Investors to Finance all Your Deals". Paul presented an engaging talk on finding investors and setting up joint ventures between a deal finder (like myself) and an investor. Paul showed us how to make a presentation to an investor and to be prepared for common objections that investors are bound to make.

I found the presentation to be very well prepared, with very useful information, handouts to write notes on as well as an e-copy of the presentation as well as other extras to review at home. I had first met Paul and Joanne at the Ottawa Real Estate Investors of Ottawa (OREIO) meetings. As I was perusing the internet, trying to find out how to put together a joint venture, I found one of their courses focused exactly on that topic. I'm glad I went as it was the right information that I needed and uncannily at the right time. I had set up one with family but was ready to move to the next level. If I was just starting to invest in real estate, I would gladly take all of their courses.

Now I'm all set for putting together a real estate joint venture, thanks from the help of Spirepoint Properties ;)

Buying a residual income business

Buying a residual income business takes some very intentional planning. If you missed the presentation by Greg Kells on that very snowy day December, you'll never know what you missed! Thanks to Greg, we had a lively discussion about what kinds of businesses a person (who wants to make residual income) is looking for. Greg told the story about helping one of his friends, a highly educated person who had a job, to acquire franchises one by one and create cash flow.

I found it fascinating as the group huddled around Greg and fired off question after question as he was happily serving us coffee in his office lunchroom and to listen very carefully to his many years of wisdom and stories full of lessons.

Greg handed out some literature on Sunbelt Business Brokers and information on the right terms and conditions to use when purchasing a business. So when I'm ready to buy a business, I'll be in touch again with Greg to discuss the many aspects of buying a residual income business.
